Welcome to the Sanford REI Investing Page!  There are so many sites and articles on the internet regarding investing in real estate. I urge you to research all you can get your hands on. An informed real estate investor is a smarter real estate investor! I honestly believe that there is no better tool to increase your wealth than investing in real estate. Whether you are buying your 1st home, a 2nd home, a vacation property, a multi family to rent out or a commercial property, you are more likely to have a much higher rate of return on your investment in real estate than dealing with stocks, bonds or anything else because in real estate, you have control over your investment if you do things correctly. You have no control over your stocks and bonds.Wall Street to me is just legalized gambling but it’s actually worse! At least in legalized gambling, you can pick your sports team or play your hand. When dealing with stocks and bonds, you are handing over some “Ya-Hoo” your hard earned money and just like with other real estate agents, they probably showed you some nice pie charts and graphs and you blindly gave your money away and watched as you had no control over your money!  You HOPED things would turn out great.  Now, is anything fool-proof or 100%? No. However, in real estate, YOU can control what goes on and with the right real estate and/or real estate investment person in your corner, you have a much better chance to succeed! We believe in investing in real estate so much, that we have our own separate wing of our business dedicated to flipping houses!  I can even show you how to be mortgage free within 10 years!!! You will need to be flexible and it will depend on how much money you have to start but let’s get together at your house, at a time that is good for you!

However, if you would like to invest in what we are doing on the investment side of our business and where you would earn a minimum of 12% interest per year on your money (1% per month), then get ready to see the most exciting area of our company!

Let’s say you want to invest your money but don’t know where to start. You can always find yourself a financial planner. You can attend financial workshops or as stated earlier, throw your money down the drain with stocks and bonds. You can even take classes on finance or real estate investment. However, maybe you did some of these things and came away more confused than when you first started or maybe you fully understood all of it but were then sitting there and saying “Why do these real estate seminar guys want me to pay them $30,000 to obtain their system when I thought I came to this seminar because they were going to at least give me the basics for FREE?”  I have been there.  I understand.  Maybe you went to a real estate investors meeting and said, “Hey, I really dig this but I still do not know how the heck to get going?”.

However, maybe you understood it all but came to the conclusion that for yourself you just want something simple where you are guaranteed a nice percentage on your return and you do not have to do anything more than write a check and say to yourself,  “Where can I go to make more than my 1-2% on my savings account or 4-5% on my money market account or 5-8% on my stocks and bonds and where I knew I could make more than these other investment choices but also was guaranteed the higher rate of return?”  You have come to the right place!

We offer 4 fantastic plans for almost any investor! Whether you are 1st time investor, a more seasoned investor or just want to invest money but not get into the “flipping” business, we have an option for you! Three of the four Options we offer, offer a MINIMUM of 12% per year Guaranteed Interest on your money when you invest in Sanford Real Estate & Investment, LLC (Sanford REI)! Other terms will be outlined in the contract. That’s it! We would then sign a contract and if it would make you feel more comfortable and where applicable, have your attorney file a lien on 1 of the properties I own so you can sleep great at night knowing your money is in good hands AND it is backed by your lien so that you are guaranteed to get paid at closing when the property resells. Over time, as we build a great business relationship, you will learn that my “word” means more than anything!  This is something I learned from when I was born from my Italian grandfather (see my Home Page to learn more about him and see a picture of him too!).  So how does 12% MINIMUM ON 3 OF THE 4 DEALS sound to you!!!!  Nobody has deals like this in Connecticut! No-bod-ee!

Here is a brief description of the 4 Sanford REI Investment plans:

1. Invest Money Option – Invest $10,000 or more for 1 year and we will pay you 1% per month on that investment or 12% per year! Simply, you write a check to Sanford REI, do nothing and collect 1% per month or 12% at the end of a calendar year. At the end of the term year, you can get paid in full, get paid just the interest and reinvest some of the Principal or reinvest all of the Principal for another year!*

2. Get You Your Own Foreclosure Option – We will research to find you a foreclosure property that will be going up at an auction in Connecticut.  Then spend time to prepare you to actually bid at an auction that is coming up on Saturdays in Connecticut OR we will find you a foreclosure property deal on the MLS (Multiple Listing Service – the database that holds all properties that are on the market by realtors) or an off market deal we find on our own.   If we go the route of an actual foreclosure auction here in Connecticut, we would go with you to the actual auction and if you are the winning bidder, you would sign the Committee attorney paperwork at the auction and our deal is complete,  You are on your own from that point forward.  Additional fees would apply if you needed us beyond that point.   

If you were not the winning bidder at the auction, we will prepare up to 2 more properties for 2 additional auctions OR find you a great deal on a foreclosure through the MLS or an off market deal we find on our own within that same initial 60 day period.   These costs cover 1 month of searching for an investment property on the MLS or off market that fits close to your monetary guidelines OR  3 total prepped trips to 3 different auctions within the same 60 day period. WE GUARANTEE TO FIND YOU A FORECLOSED PROPERTY OR GREAT DEAL WITHIN THE INITIAL 60 DAY PERIOD OR YOU GET ANOTHER 30 DAYS FREE OF CHARGE!  A “great deal” is arbitrary but for all intent and purposes, it means you must be able to get that property at 65% or less of the ARV (After Repair Value) OR 65% or less than the court ordered appraisal figure. We will also provide you with an estimated rehab budget but ultimately, the rehab budget you end up using and any pitfalls that you may experience is your responsibility.   You MUST provide Sanford REI with a POF (Proof of Funds Statement) from a Connecticut bank that is under your name or your LLC/corporate name AND it MUST SHOW that you have enough cash to purchase the foreclosed property plus $8000 for closing costs (Closing costs can vary).   The cost of this option is $5000 paid upfront to Sanford REI and then you would pay 5% of the purchase price to Sanford REI at the initial closing.*

3. 25/75 Shared Real Estate OptionYou put in 50% of all costs, we put in 50% of all costs. We handle the entire “flip” or wholesale of the property. You are a silent partner. We handle and/or oversee all of the work on the “flip” or wholesale of the property.  We determine whether to Wholesale or Flip it but the payoff ratios would remain the same.  After all costs, including but not limited to rehab costs, payroll, expenses, carry costs and closing costs are deducted at closing, you get 25% of the net profit and we get 75% of the net profit. We still Guarantee you will earn the total principal investment amount you paid in full plus 1%/month interest (which equates to 12% per year) MINIMUM OR you will earn the total principal investment amount you paid in full plus 25% net profit at closing, whichever is HIGHER!  Here’s the best part!  At closing, you get paid your share before Sanford REI gets paid!  This maximizes everything for you!*

4. You Name Your Financial Terms Real Estate OptionYou provide Sanford REI with your financial terms and if we accept them, we would enter into a contract whereby we would pay you all of the terms you were seeking OR that we agreed on.  Then at the initial closing, you would provide Sanford REI with 100% of all projected costs upfront (Sales Price + Rehab + Carry Costs etc), we put in 0% of all costs. We handle the entire “flip” or wholesale of the property. You are a silent partner. We determine whether to Wholesale or Flip it but your financial terms would remain the same.  We pay you ALL of your points at the initial closing so you have those monies right off the bat!  Then we would pay you your interest each month on a monthly basis until we close and at closing, we would pay you an ADDITIONAL BONUS of 1% of the resale closing price!  We still Guarantee you will earn the total principal investment amount you paid plus 1%/month interest (which equates to 12% per year) MINIMUM!!!  At closing, you get paid your share before Sanford REI gets paid!  This maximizes everything for you!*
